Carvel Corporate Headquarters
Carvel Corporate office hired a leasing agent to locate new space for them in Connecticut. The new CEO believed that if he could consolidate their operation onto one floor, instead of two, they would see better team work and save rental expense.
FX Design Inc. was asked to join the project team and provide a Feasibility Study to determine if Carvel could consolidate onto one of the two floors they were currently leasing. They were originally leasing two floors equaling 21,288 sq. ft.
In Phase One of the study, FX determined that although they could be consolidated, with better space planning, their entire operation could not fit onto one of the floors they now occupy.
It was FX Design's recommendation that the leasing agent should locate approximately 18,000 gross square feet of contiguous space to best meet Carvel's operational needs. By relocating Carvel to one floor of contiguous space they would save the cost of leasing two sets of common space, such as restrooms and stairwells, as well as reduce their leasing cost from 21,288 gross sq. ft. to 18,000 sq. ft.
Once the appropriate space was located, FX Design worked with the V.P. of Human Resources to design a highly functional, yet playful new interior for their operational needs. The new offices included a separate Human Resources Department adjacent to the entry.
Due to tight budget constraints we created interest by adding undulating carpet borders along curved walls. The curved walls and carpet pattern also served to break up the long corridor feeling one gets in any large office space.
We designed a Research and Development kitchen where new cake designs and ice-cream flavors are tested.
Carvel also needed a large training room of approximately 1,100 sq. that could accommodate their entire staff for meetings. But most of the time the training room would be set up as a computer training lab where only 800 sq. ft was required. To solve this need, FX Design placed the employee lunch room adjacent to the training room and added two sets of double doors. When they needed to meet with the entire staff they could open the double doors to create 1200 sq. ft. of space. This also served to create a multi-function rooms where the lunch room could be used as a serving area for lunch and learn conferences.
Carvel's Vice President of Humans Resources sent a wonderful letter to FX Design and Laura Bordeaux in appreciation of the unique design as well as meeting budget constrains and tight time lines. She also commented to Laura that the employees were now taking pride in there new offices, and due to the new adjacencies we set up, productivity was also improved.
